Passive Income Plan: Buying Opportunity, projected 7% dividend yield + 28% upside to fair value

the PSEi is trading within 2% of its 52-week low, and in our view several dividend stocks in the Passive Income Plan are now deeply oversold and are trading at a huge discount. For income investors, this is a chance to add positions ahead of the year-end rally the market has often seen, particularly after weak months like those we saw in the 2nd half of 2025. Buying now also positions you to hold comfortably into the next major dividend season in March 2027.
The five highest-yielding holdings in the Plan:
| Stock | Projected Dividend Yield |
|---|---|
| PLDT (TEL) | 9.0% |
| MREIT (MREIT) | 8.1% |
| RL Commercial REIT (RCR) | 7.8% |
| LT Group (LTG) | 7.4% |
| AREIT (AREIT) | 7.2% |
At current prices:
- The Plan's forecast dividend yield is about 7% before tax, based on dividends we expect over the next 12 months.
- PLDT (TEL), Maynilad (MYNLD) and Manila Water (MWC) trade well below fair market value, which imply 40% to 50% potential upside.
- Across the whole Plan, projected targets imply about 28% upside on top of dividends.

Market risk is always present. More conservative investors may prefer to spread their top-ups over several weeks to average their entry price. In our view, buying at today's levels, holding through a possible year-end rally, and collecting the March dividends is a combination with attractive potential returns.
