Highlights
- AREIT trades at ₱36.60, only 2.5% above its 52-week low and far below its January peak.
- Two new reinvestment progress reports show the sponsor is still putting proceeds from AREIT transactions back into Philippine property, the source of future asset infusions.
- Vini Research Desk rates AREIT a Buy, ~28% upside to our ₱46.80 fair value.
The Setup
Since our Oct. 14 note, AREIT's sponsor has released two reinvestment plan progress reports. These reports account for how proceeds from selling assets or AREIT shares are being redeployed into Philippine real estate. They do not change AREIT's existing leasing portfolio or its distribution policy. The stock has not responded: at ₱36.60 on Oct. 20, AREIT is trading near its 52-week low of ₱35.70 from Oct. 1, is down 2.14% over the month, sits well off the ₱44.70 high of Jan. 29, and faces net foreign selling. Our momentum read on AREIT is Bearish.

Our Read
The reports matter less for this quarter than for the pipeline. Every peso the sponsor reinvests into new Philippine buildings creates a future candidate for infusion into AREIT, and infusions have been the main engine of AREIT's portfolio and dividend growth. That growth reaches distributable income only once a specific property is proposed for transfer. At that point, the issue price and the dilution for existing holders get fixed. A ₱151.3 billion market cap near the yearly low treats that growth path as stalled, even though the sponsor's reinvestment says the pipeline is still being built.
Vini Research Desk rates AREIT a Buy, seeing about 28% upside to our fair value of ₱46.80. Continued sponsor reinvestment supports future dividend growth and capital appreciation for AREIT, which benefits holders of the Passive Income Plan.
