Our Read
The decision-relevant point is the gap between execution and price. MREIT keeps reporting progress in deploying its reinvestment proceeds, yet the market has pushed the stock back toward the floor of its yearly range on foreign outflows rather than on any change to its leasing base. At current levels the price assumes little from the portfolio additions the sponsor pipeline has funded. The upcoming briefing is the event most likely to change that, because it will show whether occupancy and rental escalations are holding.
Vini Research Desk rates MREIT a Buy, seeing about 16% upside to our fair value of ₱15.90. Steady reinvestment into income-producing assets supports future dividend growth and capital appreciation, which benefits holders of the Passive Income Plan.
