Our Read
The approved infusion is the central development for MREIT: a larger property base creates scope for additional recurring rental income. But ₱27 billion of assets is not the same as ₱27 billion of value added for existing shareholders. With shares being issued, the decisive measure is whether the incoming income lifts distributable earnings per share after the enlarged share count is included.
The second point is the entry price. At only 2.7% above its annual low, MREIT’s quoted price has not moved far from that reference point despite the expansion announcement. That supports our constructive valuation view, although proximity to the low is not itself a valuation floor. Our takeaway is to favor the expansion opportunity at ₱13.70, with per-share income growth—not portfolio size alone—the test of delivery.
Vini Research Desk rates MREIT a Buy, seeing about 26% upside to our fair value of ₱17.20.
The infusion supports the potential for future dividend growth and capital appreciation, benefiting holders of the Passive Income Plan.
What We're Watching
- Completion and the date incoming rental income begins contributing to MREIT’s results.
- The issuance price and final share count, which determine dilution for existing holders.
- Occupancy, rental collections, and operating costs across the incoming properties.
- Distributable earnings and dividends per share once both assets and new shares are reflected.
